Chairman Tom Bowman called the

Mr. Bowman announced that
the purpose of the meeting was to hear the Petition of Teder Ridge LLC for:

A Conditional Use Permit to operate a Veterinary Clinic in a Business BIII district as permitted in
For tax map parcel #46-1004-01-003.000 located at 2670 Ft. Amanda Road, Lima, Ohio 45804.
Mr. Bowman introduced the members of the Zoning Board of Appeals.
Mr. Bowman asked if any Board member needed to abstain from ruling on this variance. All members said “No.”
Mr. Bowman stated that the floor was open for comment.
Ron Baldridge stated that the proposed veterinary clinic would be called “All Creatures Animal Hospital of Respectfully submitted,

Section 1102.4 of the Shawnee Township Zoning Resolution, and
• A Variance waiving Section 1102.4 a and b of the Zoning Resolution requiring a
one hundred foot
(100’) minimum setback and two (2) acres of land, and
• A Variance waiving Section 1502 of the Zoning Resolution limiting the expansion of
non-
conforming buildings to a maximum of fifty percent (50%).
Shawnee”. He made a slide presentation explaining what services are to be performed. The new clinic is
expected to fill a need in Shawnee for the care of “pocket pets” and exotic animals. Between ten and twelve full
time jobs are expected. Mr Baldridge showed slides of the new floor plan and various side elevations as
well as slides of a similar Teder Ridge clinic in Bluffton.
Greg Bockrath, consultant for Teder Ridge, stated that he was responsible for the exterior of the building. He
reviewed the setbacks and square footage for the Variance applications.
Earl Weigt asked if Teder Ridge realized that the new clinic would not have left turn access from the west (bound
traffic on Ft. Amanda Rd because of the new intersection).
Mr. Bockrath said “Yes”. They have requested that the Allen County Engineer move back the center curb to allow
left turns. Teder Ridge realizes that the Engineer may not be able to grant their request and that they may only
have right turns.
Richard Morrisey noted that the proposed drive and parking lots extend up to the property lines. He also noted
that Teder Ridge had one more parking place than the minimum required.
Tom Bowman commended Teder Ridge on the quality of their presentation, stating it was very well done.
Earl Wight asked if Teder Ridge had a “Plan B” (alternative plan), if their Petition was not approved.
Josh Teders stated that he believed the clinic was “Grandfathered” at this location but wanted to work with the
(Shawnee) community and had filed the Petition as requested.
Mr. Weigt: When does Teder Ridge expect to start?
Mr. Baldridge: Ten days to demolition.
Keaton Lehman noted that the proposed Teder Ridge building will have a better setback from the road than the
present building does.
David Ryan asked why Teder Ridge was asking for so many changes after they bought the building.
Mr. Teders noted that the realtor had told them the clinic was “Grandfathered”, and that they had assumed that to
be true.
Earl Wiegt made a motion that the Teder Ridge Petition be accepted. Motion was seconded by Keaton Lehman.
The vote was unanimous 5 - 0 for the Petition.
Motion to adjourn was made by Richard Morrisey, seconded by Chet Ebling. Vote was unanimous:
5 – 0. Meeting was adjourned at 8:10 PM.
