Chairman Tom Bowman called the
meeting to order at 7:30 PM. Members present: Thomas Bpwman Earl Weigt David Ryan Mr. Mr. Bowman asked if any Board member needed to
abstain from ruling on this variance. All members said “No.” The Shawnee Township Zoning Board of Appeals will hold a Public Hearing on Wednesday,
December 2, 2009 at 7:30 pm in the Shawnee Township Administration Building, 2530 Fort Amanda Road, Lima, Ohio,
for the purpose of hearing the petition of James and Christine Lewis, 1112 Bradford Avenue, Lima, Ohio 45805.
M/M Lewis are the owners of tax map parcel #46-0206-13-003.000 located at 1115 Wardhill Avenue, Lima, Ohio 45805.
The petitioners are requesting a Variance to construct a home at this
location in violation of the setback requirements of Shawnee Township Zoning Resolution Sections 1703 and 1900. Mr. Bowman stated that the floor was open for comment. Connie Quintel of Connie’s Continental Homes (supplier of the manufactured
home the Lewis’ intend to purchase) stated that there is no room to build with the front and rear setback
requirements. Earl Weigt noted that he wished there were more room in the back of the new house and that the garage on the
property behind was too close. James Lewis stated that the garage belonged to their current residence and that its location was apparently
“grandfathered”. Richard Morrisey suggested that another alternative for the Lewis’ to get adequate square footage would be to
construct a two story house. Mr. Lewis noted that they wanted to stay with one story because of Chris’ (Mrs. Lewis’) knees. Mr. Bowman addressed a question to Richard Morrissey: In Richard’s opinion, was there any chance something
could happen to Wardhill Avenue that would make a smaller front yard a problem? Mr. Morrisey responded that he saw nothing in the near future but he could not predict what could happen. Mr. Bowman asked why the Lewis’ did not choose to put the house further to the south on their lot? Ms Quintel said that the Lewis’ had discussed this but wanted space for their grandchildren to play. Earl Wiegt made motion that the Lewis’ Variance Application, Alternate #1, be accepted.
Motion was seconded by David Ryan. Mr. Weigt voted “Yes”. Mr. Ryan voted “No”. Mr. Bowman cast the tie breaking
vote of “Yes”. Final count: (2) “Yes”, (1) “No” Motion to adjourn was made by David Ryan, seconded by Earl Weigt. Vote was unanimous:
3 – 0. Meeting was adjourned at 7:50 PM.
Mr. Bowman announced that the purpose of the meeting was to hear the variance petition of James and Christine Lewis
and read the PUBLIC NOTICE dated November 11, 2009
